A Practical Property Viewing Checklist: What to Look For

A listing can tell you the basics — but a viewing tells you the reality. Whether you are renting or buying, visiting a property in person is one of the most important steps in your decision. Here is what to look for.

Location and Surroundings

Before you even enter the property, observe the neighbourhood:

• Is the area well-maintained?
• What is the noise level like?
• Are there nearby amenities — shops, transport, schools?
• What is the road access like, especially during rainy seasons?
• Is the area well-lit, particularly near the entrance?

Access and Security

• How do you enter and exit the property?
• Is there secure parking if you need it?
• What security measures are in place — gates, guards, locks?
• Who has access to the property or building?

Condition and Maintenance

Look beyond fresh paint and check the underlying condition:

• Walls — any cracks, damp, or water stains?
• Floors — level, clean, no damage?
• Windows and doors — do they close and lock properly?
• Plumbing — do taps run, does the toilet flush, is there hot water?
• Electrical — do the lights and sockets work?
• Ceiling — any signs of leaks or damage?

Utilities and Infrastructure

• What utilities are included in the rent or cost?
• Is there a reliable water supply?
• What is the electricity arrangement — prepaid, postpaid, or included?
• Is internet or fibre available in the area?

Layout and Space

Walk through the property and think about how you would actually use it:

• Does the layout work for your furniture and daily routine?
• Is there adequate storage?
• Is there enough natural light and ventilation?
• Does the kitchen have sufficient counter and storage space?

Documentation

Depending on whether you are renting or buying, ask about:

• The lease or sale agreement terms
• Proof of ownership or authority to lease
• Any existing service charge agreements
• House rules or community guidelines

Questions for the Owner or Agent

• Why is the property available?
• How long has it been on the market?
• What is included — appliances, fixtures, parking?
• Are there any planned changes to the building or area?
• What is the process if something needs repair?

Compare Multiple Properties
